Landlord software for 1 to 5 properties: UK prices
Last updated 26 Oct 2026
A UK landlord with 1 to 5 properties needs software for five jobs: tracking rent, remembering compliance dates, logging tenant issues, keeping documents and, if you are in Making Tax Digital, filing tax. No single tool is best at all five, and the published prices below run from free to £82.50 a month.
This page goes job by job, then compares prices. Every price and plan limit comes from the provider's own pricing page as it read on 26 October 2026, linked each time. Prices change, so check the page before you buy. The options are a spreadsheet, Arthur Online, Hammock, Landlord Studio, Landlord Vision and Letbook, which publishes this page.
Rent tracking
This means knowing what each tenant owes, what has arrived and who is behind.
- Hammock lists rent tracking, arrears tracking, real-time notifications and unlimited bank feeds on every plan.
- Landlord Studio tracks income on every plan. Automated rent reminders and bank feeds (5 accounts) start on Pro.
- Landlord Vision lists rental income tracking and bank feeds via Open Banking from its Starter plan.
- Arthur Online has a finance module for tenant, client and contractor accounting, with a Xero integration.
- Letbook records each tenancy's rent and every rent change with its date. It does not track payments, arrears or bank feeds, so all four tools above do more here.
Compliance dates and reminders
This means knowing when the gas safety check, EICR and other checks are next due, and being told before they lapse.
- Hammock says on its pricing page that it sends notifications and alerts about expiring documents and certificates.
- Landlord Studio includes reminders on every plan. Recurring reminders are not on the free plan; Pro allows 20 and Pro Plus has no limit.
- Landlord Vision lists compliance management from Starter.
- Arthur Online lists compliance tracking on every plan.
- Letbook lists the checks your property's nation requires (England, Scotland, Wales or Northern Ireland) and works out each due date. It emails 7 days before and on the due day on Free. On Premium it emails 30 and 7 days before, on the day, then weekly while overdue.
See the gas safety and EICR guides for what is due and when.
Tenant issues and repairs
This means a dated record of what a tenant reported and what you did about it.
- Landlord Studio has a tenant portal and tenant maintenance requests on every plan.
- Landlord Vision adds a tenant portal and service desk from Standard.
- Arthur Online has a tenant portal and app for raising maintenance issues, and a maintenance module.
- Hammock's pricing page does not list a tenant portal.
- Letbook gives tenants a portal to report issues, and each report goes on the property's timeline.
Documents and certificates
This means the current certificate for each check, the tenancy agreement and the deposit record, findable when a tenant, council or court asks.
- Landlord Studio stores 10 documents on the free plan, 250 on Pro and unlimited on Pro Plus.
- Landlord Vision lists file management from Starter.
- Arthur Online lists unlimited storage on every plan.
- Hammock's pricing page does not list document storage.
- Letbook keeps certificates on a dated timeline for each property. Premium lets you share certificates with tenants and see when they have read them.
Tax and Making Tax Digital
From 6 April 2026, landlords with qualifying income over £50,000 must keep digital records and send quarterly updates from compatible software. See Making Tax Digital for landlords and what expenses you can claim.
- Hammock lists MTD quarterly updates and the final declaration on every plan.
- Landlord Studio charges £5 per MTD submission on its free plan; MTD is included on Pro.
- Landlord Vision says every plan includes MTD for Income Tax submissions at no extra cost.
- Arthur Online's pricing page does not mention Making Tax Digital.
- Letbook is not accounting or Making Tax Digital software. It keeps no income or expense records and files nothing to HMRC.
Check any product in HMRC's software finder before you rely on it.

How to choose
- List the jobs you actually do. If they are compliance dates, certificates and the odd repair, a tool that does those well is enough. If you chase rent every month, pick one with rent and arrears tracking.
- Decide where your tax records live. If you are in Making Tax Digital you need compatible software, which can be a separate product from the one that tracks your certificates.
- Price your portfolio after any offer ends. Per-unit and per-tenancy charges and first-year discounts change the cost at 4 or 5 properties.
- Check reminders on the plan you will pay for. Some providers only include recurring reminders on higher plans.
Where Letbook fits
Letbook is a compliance tracker for landlords with a handful of homes. It covers compliance dates, reminders, certificates and tenant issues, and it exports due dates to your calendar. It does not do bookkeeping, Making Tax Digital, rent collection, payment tracking or advertising, which Hammock, Landlord Studio and Landlord Vision cover. Sign up free.
Frequently asked questions
What is the best landlord software for 1 to 5 properties? It depends on the job. Tools with bookkeeping and Making Tax Digital suit landlords who must file quarterly; a compliance tracker suits landlords whose main worry is certificates lapsing.
Is there free landlord software in the UK? Yes. Landlord Studio's MTD Go plan is free for up to 3 units and Letbook is free for up to 2 properties. A spreadsheet and calendar cost nothing but remind you of nothing on their own.
Which landlord software handles Making Tax Digital? Hammock, Landlord Studio and Landlord Vision list Making Tax Digital submissions on their pricing pages. HMRC's software finder lists every product that has been through its recognition process.
Is landlord software priced per property? Often. Hammock prices by number of properties, Landlord Studio by unit after the first 3, and Landlord Vision by active tenancy. Letbook Premium is one price for unlimited properties.
